BBW by Tie Fun Wan: Giant messy burgers, creme brulee waffles & American milkshakes in Kovan bowling centre
I first found out about BBW by Tie Fun Wan when I came across an image of their gigantic stacked burger on Instagram. Located within JForte Sportainment Centre in Kovan, BBW by Tie Fun Wan serves not just burgers, but an assortment of savoury and sweet waffles, and American-style giant milkshakes.
The eatery has a cosy and comfortable interior with plenty of seats and neon decorations, reminiscent of an American-style diner. The dim lighting and upbeat music playing in the background also helped to set a fun and lighthearted mood.
What I tried at BBW by Tie Fun Wan
We started off with BBW by Tie Fun Wan’s Messy Burger (S$20), a loaded burger containing a Wagyu beef patty, cheddar cheese, pickles, a sunny-side-up egg, mushroom ragout, lettuce and tomatoes sandwiches between two brioche buns. On the side were curly fries and coleslaw.
Visually, this burger was a slight to behold. The Wagyu beef patty was thick and juicy, while the sunny-side-up egg was runny. I liked how the brioche buns were nicely buttered and toasted, adding a bit of crisp.
I thought that the Wagyu beef patty could have had a little more salt to bring out the flavours more, but I enjoyed how the mushroom ragout added some creaminess to the burger. All the different elements complemented each other nicely, and I loved the generous amount of ingredients contained in the Messy Burger.
The curly fries on the side were crispy while the coleslaw was creamy and crunchy. Overall, for S$20, I found BBW by Tie Fun Wan’s Messy Burger to be worth the price, especially when compared to other restaurants with burgers typically priced S$25 and above. I would certainly return for this burger!

Next, we went for the Korean-Style Savoury Waffles (S$14), which came with a whole waffle topped with Korean-style fried chicken, gochujang sauce and a side of maple syrup.
The fried chicken was crispy on the outside and tender and soft on the inside. It was easy to slice through, and was well-marinated with enough flavour on its own. The waffle was soft and fluffy, and acted as the perfect base for the fried chicken.
If I could change one thing, I would have preferred if the gochujang sauce had been used to coat the fried chicken instead of being smeared on the plate, as the amount of sauce given was not enough to sufficiently cover all the chicken and waffles.
The side dish that was recommended to us was the Chicken Skin (S$9). Though the dish is originally paired with curry mayo, we opted to try BBW by Tie Fun Wan’s salted egg sauce instead.
The fried chicken skin was incredibly crispy and satisfying to munch on. Each chicken skin was bursting with flavour, and we devoured the dish in minutes.
The salted egg sauce was a delight too, as it was very mildly spicy yet rich with a strong salted egg profile. This was another dish that I would return for!
BBW by Tie Fun Wan also serves a variety of thick milkshakes, and the one that caught my attention the most was the Salted Caramel Popcorn Milkshake (S$9.80), which came topped with pieces of caramel popcorn.
The milkshake was thick, creamy and sweet, with a nice milky caramel flavour. The popcorn and peanuts on the rim of the glass made for an enjoyable snack, and though the Salted Caramel Popcorn Milkshake was on the sweeter side as a whole, I found it to be satisfying.
Moving on to desserts, I was captivated by the “Creme Brulee” Waffle (S$11.90), a waffle topped with a layer of custard and caramelised burnt sugar. We also added on a scoop of Lotus ice cream, priced at S$4 per scoop.
The “Creme Brulee” Waffle had a crackly surface and a sweet layer of smooth custard coating its surface, giving the waffle lots of sweetness and caramelised flavour.
The Lotus ice cream had a fragrant lotus biscoff flavour, and I was surprised to learn that all of BBW by Tie Fun Wan’s ice creams were made in-house by their chef! The texture of the ice cream was smooth, creamy and overall, the “Creme Brulee” Waffle was a delicious dessert.
Finally, we ended off with the Bubur Cha Cha Waffle (S$12.90), which came topped with smooth orh nee cream, desiccated coconut, tapioca jelly and a scoop of coconut ice cream.
The orh nee cream had a light yet natural yam taste, and the addition of the desiccated coconut made the waffle a little more texturally interesting. The coconut ice cream was similarly light and creamy, and did not drown out the flavour of the orh nee.
The tapioca pearls were a bit on the tasteless side, but I liked how chewy they were.
The Bubur Cha Cha Waffle was a unique and creative dish, and while I still preferred the “Creme Brulee” Waffle, I admired the novelty of this dessert.
Final thoughts
BBW by Tie Fun Wan offers delicious and incredibly generous portions of food at reasonable prices. I’m a big fan of American-style diners and dishes, so I enjoyed chomping on these popular dishes with unique Asian twists to them.
Kovan isn’t a place that I would usually visit, but I would travel down just to dine at BBW by Tie Fun Wan again!
